Engineered for flood resistance

Significant architectural and engineering expertise has been invested in Old Coleham Court to ensure the building is suitable for its riverside location.

SY Homes worked with structural and civil engineers, construction consultants, groundwork engineers and experienced fabricators for over three years.  The Environment Agency and Shropshire Council were consulted throughout with extensive flood modelling undertaken.

Old Coleham Court is built on a 250-tonne steel frame rising from 500 cubic meters of concrete.  Design and engineering work is detailed in our article 'envisage - engineer - emerge'.

Flood protocol at Old Coleham Court

Residents are advised to join local alerting services for early warning of flooding up to five days in advance.

  • The main entrance of Old Coleham Court is fitted with flood-proof protection which can be activated and locked to create a water-tight seal.
  • The lobby is constructed from waterproof concrete, so no water can enter from above or below ground.
  • The raised car park is constructed at a height of 5 feet above-ground-level, which modelling places above the 1-in-30 year flood level.
  • A secondary entrance and exit is located in the South East corner of the building.
  • The dry route pedestrian exit/access will be managed by the building management company.
  • First floor apartments are 4.7 metres above ground level.
  • Below the building is a void which allows flood water to move freely above ground.  This movement ensures water is not displaced to the detriment of the wider Coleham area.

Does the history of flooding in Coleham impact my insurance?

No.  Contents insurance is not impacted as all properties are located on the first floor and higher. 

Building insurance is organised by the developer and managed by the property management company.
